Home Staging – Kitchen Countertop – Deal Breaker?

Home Renovations – Do I or Don’t I ???

During consultations to prepare a home for sale or redesign work, there are always many considerations. As a certified, professional home stager, some of the items I need to factor in are:

1.                  How soon can we get the work completed to get a property on the market?

2.                  How much will it cost?

3.                  Is the work worth doing in the first place?

Working with clients on their renovations for selling or redesign takes time and each job is always different.  One of the most recent jobs that I worked on, was in a condo that had not been renovated in over 15 years.

During the consultation, I made a priority list of recommendations that I felt had to be completed to get the property ready for sale.  One of my suggestions was to change the counter top in the kitchen because it seemed appropriate to refresh the entire kitchen and ready it for sale.

Other recommendations included:

  • painting the entire condo,
  • changing light fixtures, and
  • replacing the flooring.

The kitchen was dark so changing the light fixture was really going to make a huge difference.  Once the flooring installer ripped up the old linoleum and replaced it with a new pattern that I choose, it started to give the space a greatly updated look.  While the painters were busy priming and prepping and the carpets and vinyl were being replaced, I was busy getting estimates on the new (very large) counter to be replaced.

The cuts for the new counter were tedious to say the least and the contractors gave me an estimated time of approximately 3 weeks to get it ordered, ripped out and a new one re-installed – eek!

That time line is like an eternity when a property is going on the market and I have a deadline to work with.  As the painting, flooring and lighting were nearing completion, the kitchen was looking pretty good; no, it was looking really good.  I suggested to the client that we could leave the counter as is, save a wee bit of money and be ready to go on the market by the end of the week.

Success Story

Reconsidering some of the initial recommendations paid off in time, money and the client had his condo sold in only 9 days, with multiple offers – happy client!
